House rules

Check-in and check-out

• Check-in is at or after 3:00 PM.
• Check-out is by 11:00 AM.
• Early check-in is free when the calendar allows, but only with our written approval in advance (email or text). Without that approval, check-in is 3:00 PM.
• Late check-out is free when the calendar allows, but only with our written approval in advance (email or text). Without that approval, check-out is 11:00 AM.
• Staying past check-out without written approval breaks the rental agreement.
• Entry instructions are sent only after your full payment is confirmed.

Guests and visitors

• Maximum 3 overnight guests, including children. Infants under 2 do not count.
• Tell us how many people are staying when you book. No more than that number may stay overnight.
• Visitors are welcome during the day, but may not stay overnight.
• Planning more than 4 visitors at once? Please let us know in advance — a quick text or email is enough.
• No more than 7 people in total (guests plus visitors) at the home at one time.
• Visitors leave by the start of quiet hours (10:00 PM).
• The booking guest is responsible for visitors' behavior and any damage they cause.
• No parties or events — for example, anything advertised or ticketed, or anything that disturbs the neighbors.
• No subletting: you may not re-rent, list or transfer your reservation or the home to anyone.

Quiet hours

Quiet hours are 10:00 PM to 7:00 AM.

Smoking, candles and open flames

• No smoking or vaping of any kind inside the home.
• No candles, incense or other open flames inside the home.
• Smoking or vaping, or burning candles or incense, inside the home means a fixed $300 fee for odor removal and deep cleaning, plus the cost of any actual damage.

Pets and service animals

• No pets. An unapproved pet means a fixed $300 fee for odor removal and deep cleaning, plus the cost of any actual damage.
• Service animals are welcome as required by law, with no fee or deposit for the animal. For long stays (31 nights or more), assistance animals are also allowed as a reasonable accommodation.
• Please tell us in advance if a service or assistance animal is coming.
• The handler pays the actual cost of any damage the animal causes — for example urine or other stains, chewing, scratching, and extra cleaning time such as removing animal hair. This is not normal wear and tear.

Parking and access

• Park in the private driveway or on the street, and follow any posted parking instructions.
• Entry is by a keypad code on the smart lock. No physical keys are given.
• A fixed $50 lockout fee applies if you need our help getting back into the home.
• No vehicle repair or maintenance at the property (for example oil changes, engine or transmission work). Emergency basics such as changing a flat tire or jump-starting a battery are fine.

Care of the home

• Do not run the air conditioning or heat with windows or doors open.
• Grill: use it only outdoors, at least 8 feet from the house, and never leave a lit grill unattended.
• Washer and dryer: for your party's own household laundry only, no commercial use. Do not wash or dry shoes, rugs, vehicle floor mats, horse blankets, pet bedding or similar heavy or dirty items.
• Cooking oil and grease: never pour it down sinks, drains or toilets, or outdoors. Let it cool, pour it into one of the disposable grease containers in the cupboard above the stove, and put the container in the trash.
• Follow posted instructions for trash and appliances.
• Smoke and carbon monoxide detectors and a fire extinguisher are installed. Do not disable them, and tell us right away about any alarm or fault.
• Damage beyond normal wear, extra cleaning, and lost or damaged items (such as remotes) are charged at actual documented cost (see damage and extra charges).

Repairs, pest control and our entry

• We or our contractors may enter for repairs, maintenance or inspections with at least 24 hours' notice — or without notice in an emergency, such as a fire, leak, alarm or safety risk.
• Please report any sign of pests right away. If pests are found, you agree to let our pest-control provider in to treat the home with reasonable notice (at least 24 hours, or sooner if you agree).

Exterior cameras

Audio/video Ring cameras are located on the exterior of the home — one at the front door and two on the north side (back of the home). There are no audio or video cameras inside the home or on the east or west sides of the exterior.
