Policies
How booking, payment and cancellation work at Boise's Gem.
No hidden fees or taxes — the price you see is the total you pay.
All times are Boise local time.
Booking requests and approval
- Send a request for your dates. We review every request. If we have not approved it within 12 hours (or sooner, if the dates are no longer available), it expires and we email you.
- Your quoted price holds until the request expires.
- A request does not hold the dates. Once we approve it, the dates are yours, and your payment window starts (see payment schedule).
- Same-day stays: the request must be sent and approved by 11:00 PM.
- Maximum 3 guests. No pets.
- The booking guest must be at least 25 years old. You may book for others and do not have to stay yourself, but you remain responsible for the stay, your party and all charges.
- If we ask, the booking guest must show government ID matching the booking name before entry instructions are sent.
- Stays of 31 nights or more are by approval only (see long stays).
Payment schedule
Stays of 30 nights or fewer
- Arrival more than 7 days away: 50% of the full total (fees and taxes included) is due within 3 hours of booking or approval. The rest is due 7 days before arrival, at 3:00 PM.
- Arrival within 7 days: the full total is due within 3 hours of booking or approval.
Stays of 31 nights or more
- The stay is billed in periods of up to 30 nights.
- First period (nights 1–30): 50% of that period's total is due within 3 hours of approval, and the rest 7 days before arrival. If arrival is within 7 days, the whole first period is due within 3 hours.
- Each later period is due 7 days before its first night, at 3:00 PM.
For every stay
- Pay by card.
- We email a reminder before each payment is due.
- If a payment is late, we may cancel the reservation under the cancellation policy.
- No entry to the home until full payment is confirmed (for long stays: the first period). Entry instructions are sent only after that.
Cancellation Policy
Cancellation Policy version 2026-10-24
This section is the official Cancellation Policy that the rental agreement refers to.
Days are counted as whole days before 3:00 PM on your arrival date.
Stays under 28 nights
- Cancel at least 5 days before check-in: full refund.
- Cancel less than 5 days before check-in, or during the stay: you pay for any nights already stayed plus 1 more night, and we refund 50% of the remaining nights.
Stays of 28 nights or more
- Cancel at least 14 days before check-in: full refund.
- Cancel less than 14 days before check-in: we keep 50% of the first 30 nights (or of the whole stay, if shorter). Later nights are not charged.
- Leave during the stay: you pay for nights stayed plus 1 more night, plus 50% of the next 14 nights (or of all remaining nights, if fewer). All later nights are refunded or not charged.
Leaving early: counted from your written notice
- The 1 extra night and the 50% nights are counted from the time you send written notice, not from the day you leave.
- Nights you stay after giving notice are paid in full and count first. Nights after you leave are charged at 50%.
- If you stay past the date you gave, those nights are charged in full.
Full refunds and the card processing fee
- If you cancel with enough notice for a full refund, we refund everything you paid except the card processor's fee, which the processor does not return to us. Your cancellation confirmation shows the fee as its own line.
- Partial refunds (a late cancellation or leaving early) never take the fee off.
- Bookings whose rental agreement names Cancellation Policy version 2026-10-19 keep a full refund with no fee kept.
For every cancellation
- Nights are charged at the discounted nightly price you booked. If a shorter stay no longer qualifies for a weekly or monthly discount, that discount is recalculated for all nights.
- Services not provided are refunded — for example, the cleaning fee if you cancel before check-in.
- We pay your refund promptly. If we re-rent any of the nights you were charged for, we refund you more (up to the amount we kept).
- We may always choose to be more generous.
Taxes
- Stays of 30 nights or fewer include Idaho sales tax, Idaho travel and convention tax, and the Greater Boise Auditorium District tax. They are already in your total, and we pay them to the state and district.
- Stays of 31 nights or more in a row, under the long-stay agreement, are exempt from these taxes. The signed long-stay agreement is the written record for the exemption.
- If a long stay ends at 30 nights or fewer for any reason, those taxes become due on the nights stayed. They are taken first from any refund, and any remainder is charged to your card on file.
Damage and extra charges
- No security deposit is held. Instead, you keep a payment card on file from booking, and the rental agreement you sign authorizes us to charge it after the stay for:
- the actual documented cost of damage beyond normal wear, extra cleaning, and lost or damaged items (such as remotes);
- a fixed $300 fee for indoor smoking or vaping, burning candles or incense indoors, or an unapproved pet (not a service or assistance animal), plus any actual damage;
- a fixed $50 lockout fee if you need our help getting back into the home.
- We send an itemized statement with photos within 7 days after check-out (21 days for long stays). You have 7 days to reply with questions or evidence before the card is charged.
- Items left behind are kept for 30 days. On request, we mail them back at the actual shipping cost plus a $25 handling fee, charged to your card on file; you choose the shipping speed.
Long stays (31 to 100 nights)
- Stays of 31 nights or more are by our written approval only. They cannot be booked instantly.
- Long stays use the long-stay agreement instead of the standard rental agreement.
- The stay has a fixed end date. It does not renew or become month-to-month. Check-out is 11:00 AM on that date.
- Extensions need a new written agreement or written amendment accepted by both of us. The total stay, including extensions and back-to-back bookings, can never be more than 100 nights.
- Electricity, gas, water, trash and internet are included.
- We may inspect the home once a month with at least 24 hours' notice (no notice in an emergency), to check its condition and restock household supplies.
- Mid-stay cleaning is not included, but you can book it for $75 per cleaning (bathroom, kitchen, floors, trash, and fresh sheets and towels; not dishes or personal laundry). The home must be empty for at least 4 hours during the cleaning.
- Payment is in 30-night periods (see payment schedule). Taxes are not charged (see taxes).
- You may leave early at any time by written notice (see leaving early).
- If the agreement is broken, we give a written 3-day notice to fix the problem or leave, as Idaho law requires.
Rental agreement
- Only the booking guest accepts the rental agreement. They accept it online on the reservation page, before the first payment — payment is offered only after the agreement is accepted. This has the same effect as a signature.
- Stays of 1 to 30 nights use the standard rental agreement. Stays of 31 nights or more use the long-stay agreement.
- We record the agreement version, the date and time you accepted, your name, your IP address and the reservation code, and we email you a copy.
- Stays of 30 nights or fewer: if a rule is broken, we first ask you to fix it. If it is not fixed promptly — or for a party, illegal activity, or a threat to safety or the neighbors — we may end the stay and everyone must leave within 2 hours. No refund is owed for the remaining nights, and damage charges still apply.
- The agreement follows Idaho law. Any dispute is handled in the courts of Ada County, Idaho.
